Essential Functions

Property Management

  • Strives to create and enhance Resident Experiences to meet the company Purpose to “Make Your Home an Enjoyable Living Experience.”
  • Monitors customer feedback through internal surveys and online reputation to recognize trends and ensure Resident concerns are resolved and/or company strategies and procedures are implemented.
  • Main contact to receive, manage, and resolve customer concerns escalated to corporate level.
  • Works with Maintenance Teams to develop strategies to enhance customer experience through property maintenance, services, or property improvements/enhancements.
  • Participates in scope development, bid process, and project supervision for property capital projects.
  • Assists in transition of assets from Construction to Property Management and directs strategies for lease-up through stabilization. Includes pre-leasing activities, management office opening, local networking, etc.
  • Main contact and communicator for commercial spaces, including the lease creation

Leasing

  • Manages team of Leasing Agents to oversee and manage all prospect and future Residents communications to fill community vacancies and provide an enjoyable leasing experience.
  • Monitors portfolio vacancies to guide strategies for Leasing Teams to lease, manage leads, understand competition, know pricing and specials, and market/network.
  • Works with Data and Analytics Manager to review pricing and specials on available units, monitor competitors, and execute pricing strategies to maintain occupancies and grow rents.

Operations and Administrative

  • Lead property teams to drive and achieve financial objectives and realize budgets through achieving budgeted occupancies, rent growth, and expense management.
  • Assists in development of annual budgets and periodic financial forecasts or reports.
  • Ensures on-site practices follow federal and state regulations and stay adequately up to date with local and federal legislation, including Fair Housing laws.
  • Collaborates on strategies to evaluate and improve current Best Practices for Property Management, software systems, lease compliance, revenue generation, and expense management.
  • Maintain relationships with preferred partners with regular communications, attending industry functions, and providing ongoing feedback to the partners.

Leadership

  • Guide the performance of direct reports through 1:1 coaching, property visits, and weekly meetings.
  • Encourage continuous development through industry education opportunities, J.C. Hart sponsored opportunities, and online learning opportunities.
  • Participates in the interview process, reviewing candidates, conducting interviews, and creating offer packages for all Property Management, Experience Management, and Leasing roles.
  • Assists in the onboarding, annual reviews, and/or performance management of on-site Associates in accordance with the Company’s policies and procedures.
  • Ensures policies and procedures of the Company are followed by on-site Associates.
