We are looking for an Assistant Property Manager to support all property management and financial objectives for Fort’s managed portfolio of properties. The ideal candidate can manage multiple properties at a maximum performance level.

Perform routine inspections on properties and schedule necessary vendors for repairs.
Coordinate tenant service requests pertaining to property operations and administration.
Facilitate and maintain tenant work order system.
Coordinate with Property Managers on property-related document administration, including memos, monthly reports, proposals, and other projects.
Assist Leasing Representatives with their responsibilities to maintain high occupancy and retain existing tenants.
Assist Property Managers in annual budget preparation and development.
Assist Property Managers with managing capital expenditure projects.
Assist in maintaining service contracts, tracking expirations, and preparing bid packages when necessary.
Read and interpret legal documents and contract service agreements.
Manage and control operating expenses.
Assist Property Managers in the monthly billing, periodic tenant billing adjustments, and subsequent collections of monthly tenant rent and other tenant receivables.
Administer and coordinate collection procedures, collect rent, and follow up with delinquencies.
Establish and maintain strong and positive relationships with all property tenants, vendors, and contractors; maintain a professional image to internal and external customers.
Effectively communicate technical and financial information with maintenance staff, tenants, and upper management.
Track vendor and tenant certificate of insurance expiration dates, request renewals, and ensure compliance with standard coverage terms.
Code and process vendor and other property-related invoices.
Maintain building security measures, ensuring proper incident documentation, and notification to upper management.
Perform other duties as assigned or required.
2+ years of Property Management experience.
Bachelor’s degree preferred but not required.
Intermediate skills in Microsoft Office (Word, Excel, PowerPoint) and Yardi.
Knowledge in local, state, and federal laws that pertain to industrial/office/retail building management and tenant rights is preferred.
Awareness of safety, risk management, and preventative maintenance procedures.
Project planning ability within a budget and required time frame.
Advanced customer service skills to diplomatically communicate with tenants.
